I’ve had a great move in experience working with Trista. She is always ready to answer any questions and was quick to help me learn the ropes at Canopy, I love my 1 bedroom apartment. Additionally, I had a misplaced package and I used a posting on COBU to get help from the community, and my package was quickly identified by a member and I was able to retrieve it.

We recently moved my dad into the community and have had such a wonderful experience from start to finish. My dad is older and sometimes struggles with how fast-paced and technology-driven everything is today, and Kimmie has been absolutely phenomenal throughout the entire process. For weeks leading up to the big move, Kimmie patiently answered what probably felt like endless questions and was always so kind, understanding, and helpful. She was especially wonderful and patient during the process of getting his keys and truly made us feel like she wanted to make this transition as easy as possible for him. Trista has also been incredibly helpful, answering our questions and making sure we had everything we needed once we received the keys and got him settled. Moving an older parent can be stressful, and having people who are patient, compassionate, and genuinely willing to help makes such a difference. We couldn’t have asked for a better experience. Wonderful Property, Looking forward to renewing! I can't say enough good things about Canopy at Babcock Ranch. Helpful staff, clean property, and multiple valuable amenities built in. We love that we don't have to go far to sit by a beautiful pool that looks out over the lake. Grills with seating throughout the property provide a convenient way to enjoy the outdoors. My daughter loves that she can store her bike without hauling it upstairs by using their secure bike storage room. A 24 hour gym is right on site by the office. There's even Kayak storage. Mihaus really thought this place out! It is certainly nice to be walking distance from Founders Square, which brings me to the rest of Babcock Ranch. If you're ready to leave urban noise behind, Canopy is a great place to "get your feet wet" living at Babcock Ranch.

My name is Miguel Orengo. I moved to the Canopy at Babcock late May/2026. I moved from an apartment community that I gratefully acquired when I was displaced due to Hurricane Ian. Although grateful to having somewhere to live, the place went from tolerable to downright cumbersome. So, when I had the opportunity to move to Canopy I was more than elated but also apprehensive due to past experiences. Canopy at Babcock, so far has not only met more than my expectations but I feel that I am finally home. From the interior amenities of my apartment to the community amenities, to the services offered to the way office management communicate and interact with residents give you a sense of community and not just an apartment that you are renting. At this moment I believe I reached a point in my journey that I don’t think that I will think of another place to be than at Canopy.

Three months in, and I genuinely have no complaints. My neighbors are either super quiet or these walls are ridiculously thick — maybe both. Everything stays clean, and I’m honestly impressed with how neighborly everyone is, even on the resident app. The gym has everything I need, and I love that the pool faces the lake. Most complexes have apartments wrapped around the pool, but here you get a bit of privacy, and the sunsets are insane. It’s an easy walk to the shops, Founders Square, and my boxing gym. Maintenance is quick and knowledgeable. I had a small issue with my ceiling fan, and it was fixed within days. The best part, though, was Kimmie. She gave me all the information I needed during the application process and answered emails fast. During my move, she left no stone unturned in making sure I knew exactly what to expect. Moving is nerve‑wracking, and she truly helped ease that. I feel like I made the right decision moving here. If you prefer renting, then maybe Canopy is right for you.

Lived in canopy for about a year, and extended my lease. I haven’t had any negative experiences here (which is great since it’s pet friendly). All the staff at the clubhouse and maintenance are all very attentive. Rarely ever hear my neighbors and the location is amazing considering it’s walking distance to Publix and Founders Square. Definitely recommend.

I moved in September 2024, almost two years ago, and Kimmie has been the reason this place feels like home from day one. She’s often running the office solo and somehow always stays positive, always makes space for questions, and never makes you feel like you’re interrupting her. When my family visited for two weeks, they noticed it too. Kimmie’s energy stood out enough that they brought her up on their own, which says a lot. The maintenance team is quick and friendly, and the building feels safe and well run. But Kimmie has been the anchor here since Canopy took over earlier that year, and she deserves real recognition for the way she carries the front office and how she always says hi to my dogs by their names!

I visit Babcock Community with my daughter in law to see the house she's moving into. We stopped at Canopy to inquire availability for a 2 bedroom. Next thing you know I moved in a month ago. Canopy is a Community of friendly people, its dog friendly and has social gathering at the club house. I love living here. Would recommend anyone looking for a quiet place to live in.

It took me two 2yrs but I finally moved here and couldn’t be happier so far! I first toured Canopy apts when they first opened. Anytime I contacted the office they were always friendly and willing to answer any questions. From starting the application to finalizing everything, it was a smooth process. I had a couple of maintenance requests upon move in and they were taken care of right away. The location is probably the best all around! Looking forward to many more walks like these.

The team of 3 from GE arrived today to fix my washing machine; they were accompanied by Alex from the Canopy maintenance staff. They all worked diligently for over an hour to replace the electronic panel on the machine. That meant moving both washer & dryer out of the closet, both extremely heavy, in order to complete the work. They did it with good humor & efficiency, with minimal disruption. We have been here about one month. There have been a few times where I have had to contact maintenance. I have to give a huge shout out to the maintenance gentleman. Jeff not only does, He responds beyond promptly. He is pleasant, polite, and gets the job done correct the first time. He is patient with all of my questions if my husband is not home because I am not handy. He is a complete asset to the canopy apartments and the whole management company.

I am looking to relocate from another state and found the Canopy Apartments in Punta Gorda.. I walked into the leasing office and was promptly greeted by by Brendan.. inlet Brendan know what my needs for housing were and he showed me several units BUT I needed a garage too for my vehicle.. not only did Brendan show me what I needed, he really knocked it out of the park for me.. Great unit .. great price point, awesome amenities .. and most of all a garage for my toys! Great customer service! Can’t wait to make canopy my home.. going to be a great summer! Thank you Brendan!

I lived here for 13 months, and honestly, this was one of the best places I’ve ever stayed in Florida. Super cozy, peaceful, and well-maintained - the whole vibe just made it feel like home. The maintenance team was always quick and helpful, and even when there were small issues (like in any place), they were always handled fast. We even got a discount once, which really showed that they care about their residents. I’ll always remember this time as one of the best periods of my life. If you’re looking for a place that’s comfortable, well-run, and feels like a community - I truly recommend it.

Canopy is a newer apartment complex so it’s nice being first residents in our unit and amenities being new. It’s nice being able to be apart of the Babcock community, excited about the new shopping center opening soon as well! The front office is excellent at responding to communication regarding questions, comments and concerns. Any of our maintenance issues, which have been small, have been fixed within 48 hours. The only complaint I have is I wish the pool and pool deck with seating was larger because I know there are families that live in here and it’ll be extremely busy. Overall, I definitely recommend living at Canopy!

Love at first sight!! I can’t say enough about this community. The location and the amenities are amazing. Brendan made my move in experience very welcoming and made it feel like I’ve finally come home for real this time.

Lake Living on the Ranch! Recently moved in with an amazing 4th floor view of North Bullhorn Lake. First visited in July. Brendan McDonough Resident Services Manager gave me a tour and showed the amenities. I had multiple follow up questions and he promptly responded to all and answered. I reserved my unit and garage. Completed all the documents online and Yasmin Kahn Director of Residential Services assisted the process. Move in day Kevin Reitz Maintenance Supervisor did my unit walk-through and provided some very helpful tips. I've found all the staff friendly and helpful. Amenities are great, not busy and very peaceful. Loving the lake life!

I moved into Canopy in April and love it so much! From the first visit, Brendan was so welcoming and helpful. He answered my list of excessive questions without hesitation. He made the move in process very streamlined and hassle free. The maintenance team has been really responsive and attentive to all issues in a timely manner. Kevin is always is so happy and pleasant! I am sad to say I am moving out because I bought a house. I will truly miss this community!

The community is lovely! My husband and I moved into our unit today, and Kevin was a great help with familiarizing ourselves with the area. Alex worked with us on the initial walk through and answered all of our questions. Tracy in the main office was a big help with making sure all paperwork was completed and submitted, and getting everything set up for our move in.

Although staff is friendly, the hallways, elevators, walls, always dirty, has a smell, and the elevator would smell “clean” but appear dirty. Just needs better cleaning services. Otherwise, beautiful place to live!

Looks Nice, Leaks More The apartment itself is decent, and the amenities are solid, gym’s clean, pool’s nice, and the grounds are generally well-kept. But the issues we’ve had make it hard to recommend without a few caveats. When we moved in, the bathroom ceiling was leaking. Not ideal. It took a few weeks and more than a little follow-up before it was finally resolved. Stuff happens, we get it, but that should’ve been caught before move-in. The bigger issue is the balcony. It floods. Every time it rains, we’re talking inches of standing water. Maintenance has been friendly but basically shrugged and said there’s nothing they can do. So now we’ve got a balcony we can’t actually use unless we invest in a pair of galoshes and pretend it’s a koi pond. It’s frustrating, especially when you're paying for space that ends up being ornamental. If you’re just here for the pool and the gym and don’t mind dodging water damage, it might be fine. But if you're hoping to enjoy the whole apartment, maybe ask about the d

These apartments are the tiniest I've ever lived in. The living rooms are small and awkwardly sized, the entire apartment (1 bedroom) felt very cramped. While maintenance can be great, they are around - a lot. In one three month period we had maintenance or others entering our unit 5 times. If you have pets that need to be secured, this can get old very quickly. If you're okay with complex living, you'll probably love it here. But for the price, I would expect more comfortably sized units.

Growth will show this place its true identity. We realize we moved in at a time of transition which was horrific on our end, but this place will meet and exceed in the future with a bit of staff changes.

The apartments are great, and I love the amenities, but there’s always an issue with leaks. My 5-month-old daughter’s bedroom has flooded repeatedly, damaging her brand-new furniture and soaking her toys. Today, my new vacuum was completely submerged. Previously, a leak from the maintenance room on the first floor persisted on and off for over a month, causing a terrible odor throughout the building. The same leak flooded the gym, which also took a long time to resolve. Now, there’s a leak in the stairwell on the second floor. I’ve also been trying to secure a garage for over a month but have been met with delays and no resolution. While this place has a lot of potential, frequent bedroom floods and water-damaged furniture aren’t ideal.
