The check-in process and the paperwork was very helpful working with Kimmie, the people in the office also were very nice and responsive with our questions. The place is very clean and organized made you feel very comfortable with the transition.

I visit Babcock Community with my daughter in law to see the house she's moving into. We stopped at Canopy to inquire availability for a 2 bedroom. Next thing you know I moved in a month ago. Canopy is a Community of friendly people, its dog friendly and has social gathering at the club house. I love living here. Would recommend anyone looking for a quiet place to live in.

It took me two 2yrs but I finally moved here and couldn’t be happier so far! I first toured Canopy apts when they first opened. Anytime I contacted the office they were always friendly and willing to answer any questions. From starting the application to finalizing everything, it was a smooth process. I had a couple of maintenance requests upon move in and they were taken care of right away. The location is probably the best all around! Looking forward to many more walks like these.

The team of 3 from GE arrived today to fix my washing machine; they were accompanied by Alex from the Canopy maintenance staff. They all worked diligently for over an hour to replace the electronic panel on the machine. That meant moving both washer & dryer out of the closet, both extremely heavy, in order to complete the work. They did it with good humor & efficiency, with minimal disruption. We have been here about one month. There have been a few times where I have had to contact maintenance. I have to give a huge shout out to the maintenance gentleman. Jeff not only does, He responds beyond promptly. He is pleasant, polite, and gets the job done correct the first time. I walked into the leasing office and was promptly greeted by by Brendan.. inlet Brendan know what my needs for housing were and he showed me several units BUT I needed a garage too for my vehicle.. not only did Brendan show me what I needed, he really knocked it out of the park for me.. I lived here for 13 months, and honestly, this was one of the best places I’ve ever stayed in Florida. Super cozy, peaceful, and well-maintained - the whole vibe just made it feel like home. The maintenance team was always quick and helpful, and even when there were small issues (like in any place), they were always handled fast. We even got a discount once, which really showed that they care about their residents. I’ll always remember this time as one of the best periods of my life. Canopy is a newer apartment complex so it’s nice being first residents in our unit and amenities being new. It’s nice being able to be apart of the Babcock community, excited about the new shopping center opening soon as well! The front office is excellent at responding to communication regarding questions, comments and concerns. Any of our maintenance issues, which have been small, have been fixed within 48 hours. The only complaint I have is I wish the pool and pool deck with seating was larger because I know there are families that live in here and it’ll be extremely busy. Overall, I definitely recommend living at Canopy!

Lake Living on the Ranch! Recently moved in with an amazing 4th floor view of North Bullhorn Lake. First visited in July. Brendan McDonough Resident Services Manager gave me a tour and showed the amenities. I had multiple follow up questions and he promptly responded to all and answered. I reserved my unit and garage. Completed all the documents online and Yasmin Kahn Director of Residential Services assisted the process. Move in day Kevin Reitz Maintenance Supervisor did my unit walk-through and provided some very helpful tips. I've found all the staff friendly and helpful. Amenities are great, not busy and very peaceful. Loving the lake life!

Looks Nice, Leaks More The apartment itself is decent, and the amenities are solid, gym’s clean, pool’s nice, and the grounds are generally well-kept. But the issues we’ve had make it hard to recommend without a few caveats. When we moved in, the bathroom ceiling was leaking. Not ideal. It took a few weeks and more than a little follow-up before it was finally resolved. Stuff happens, we get it, but that should’ve been caught before move-in. The bigger issue is the balcony. It floods. Every time it rains, we’re talking inches of standing water. Maintenance has been friendly but basically shrugged and said there’s nothing they can do. So now we’ve got a balcony we can’t actually use unless we invest in a pair of galoshes and pretend it’s a koi pond. It’s frustrating, especially when you're paying for space that ends up being ornamental. If you’re just here for the pool and the gym and don’t mind dodging water damage, it might be fine. But if you're hoping to enjoy the whole apartment, maybe ask about the d

The staff are wonderful, maintenance requests are handled quickly. The amenities are new and nice, though it's a bummer the pool is only open during daylight hours. These apartments are the tiniest I've ever lived in. The living rooms are small and awkwardly sized, the entire apartment (1 bedroom) felt very cramped. While maintenance can be great, they are around - a lot. In one three month period we had maintenance or others entering our unit 5 times. If you have pets that need to be secured, this can get old very quickly. If you're okay with complex living, you'll probably love it here. But for the price, I would expect more comfortably sized units.

The apartments are great, and I love the amenities, but there’s always an issue with leaks. My 5-month-old daughter’s bedroom has flooded repeatedly, damaging her brand-new furniture and soaking her toys. Today, my new vacuum was completely submerged. Previously, a leak from the maintenance room on the first floor persisted on and off for over a month, causing a terrible odor throughout the building. The same leak flooded the gym, which also took a long time to resolve. Now, there’s a leak in the stairwell on the second floor. I’ve also been trying to secure a garage for over a month but have been met with delays and no resolution. While this place has a lot of potential, frequent bedroom floods and water-damaged furniture aren’t ideal.
